What a termite inspection involves
When you engage us to inspect your own property for termites we;
- Spend 1.0-2.0 hours inspecting your property
- Use specialised technology like a Termatrac device to detect activity that the human eye can’t.
- Check for current termite activity
- Check for past history of termites
- Check for damage caused by termites
- Any conducive conditions for termites
We are not only termite specialists but are also building consultants. This is important because we understand buildings and how termites can affect a building structure. We can provide advice on structural integrity issues and the best way forward to correct any damage. Most Pest Managers don’t have a background in building.
The most important thing you can do is to be diligent in managing your property which involves regular inspections. You don’t need to be afraid you just need to have a regular inspection and stay on top of avoiding a potentially large expense. You are probably aware that termite damage is not covered by your home insurance.
One of the tools we use is a Termatrac device, which assists with detecting termite movement inside cavity walls that the eye can’t see. The red arrow on the image below is pointing to termite activity in a wall cavity. The squiggle line is the level of activity. The green arrow is pointing to a flat line, which indicates no termite activity. While it stills needs to be determined if that movement in the wall cavity is termites, it generally is a sure indication that it is.
It is important to understand that we don’t only use a Termatrac device as our only method to detect termites. The good old fashion way of crawling around in tight spaces (roof spaces and under floors), the use of moisture meters and not being afraid to get dirty is still our most preferred method.
A Termite Inspection is not recommended for home buyers, however, a Buyers Timber Pest Inspection is recommended as per the Australian Standards. If you are an owner-occupier and it has been a while since your last Termite Inspection, we would recommend a Timber Pest Inspection now and then a minimum of annual Termite Inspections thereafter.
